Good to come back home

I was born and raised in Medicine Hat and had a wonderful childhood in this beautiful city. Went to Calgary for 20 years and then once I had my babies moved back home and never regretted it. Medicine Hat has everything we need with the beauty of the hills and the trees and the bridges and the river. Everyday I go outside for a walk and experience the gorgeousness of Medicine Hat. I love the trails that are carefully maintained by the city and we love kayaking the river. I love walking to work across the bridge. It's nice to see wildlife. We've seen porcupines, pilated woodpeckers, baby skunks, raccoons, blue jays, pelicans, great blue herons and bald eagles. So much to see and do! People are mostly friendly everywhere we go. We have a fantastic Medicine Hat Public Library with a view of the river. You can get from one side of town to the other in 15 minutes. We're close to beautiful natural areas like Police Point and Echodale, Writing on Stone and Elkwater. The events and music festivals that we have in Medicine Hat are superb. I love Medicine Hat and know it's a wonderful place to live and raise children. It's so great that the hot air balloon festival is coming back for the third year in a row. What a nice magical thing for Medicine Hat.

Additionally, a non-homeowner occupied residence with a secondary suite could function with long-term tenants living in the primary suite, 1 caretaker and up to 4 bedrooms in the secondary suite. This would provide a non-resident investor or vacation home owner with balanced long and short term rental options that directly benefits the community and supports long term housing for local residents.

Homeowners living full-time in their residence should have more freedom and flexibility with rental options. One way this can be accomplished is by permitting the use of Bed and Breakfast nightly rentals in conjunction with secondary suites. Many homes in Revelstoke that operated as "illegal" or unregulated vacation rentals were responsible and caring neighbours that were living in their primary suite full-time and renting out their secondary suite for several months of the year on a short term (nightly) basis, typically during the busier winter months. Many homeowners were supported by their neighbours and transitioned between a mix of long and short term rentals to suit their needs, and the needs of the community throughout the year and paid taxes on all rental income. Certain houses and homeowners are better suited to offer short term rentals in the form of BnB's. Currently, a homeowner with a secondary suite attached to the main dwelling would have to deactivate their suite and turn their home back into one dwelling. The owner would then be eligible to apply for BnB status to a maximum of 4 bedrooms with 4 off street parking stalls, meanwhile there are no such parking by-law restrictions being enforced that limit the long term renters. Many homes have outdated building codes, and would likely never be approved for secondary suite status after the reversal. Allowing BnB's to exist in secondary suites can ensure there is always one bedroom allocated to a caretaker, creating part-time employment and stable housing for one individual, meanwhile acting as a host to guests, providing direction and supervision with community related issues.
